Syndicated Mortgages

Syndicated mortgages for proved investors come with the option to invest directly into a specific mortgage, covering a particular property. Beyond a minimum investment and on a first-come-first see basis, an investor is free to contribute any amount they like towards the full loan amount. Investments normally mature at the 1, 3 and 5 year increments, or when the mortgage matures and is paid out, usually within the first 12-60 months. A syndicated mortgage is a hand-on investment of appeal to sophisticated investors who have the prerequisite skills, time and market knowledge to assess investment opportunities to satisfy their investment criteria, while leaving all knowledge to the administration the experts at Lexxco. Lexxco Mortgage Funds

Lexxco managed mortgage funds provide investors and easy, passive investment in mortgages originated and implemented by Lexxco. Instead of buying a direct interest in a particular syndicated mortgage, investors purchase shares or units in companies specifically organized to invest in �pools� of Lexxco mortgages.

Lexxco mortgage funds earn a blended rate of interest on their mortgage investments and cash flow is distributed monthly or yearly, to its shareholder according to their proportional interest.

Lexxco mortgage funds are continuously managed and offer a diversified geographical and product mix to reduce risk. Why don�t the �banks� sell similar mortgage investments?

Who is qualified to invest in the fund?

The fund is open to any investor. To qualify as an investor one must satisfy any one of the requirement of the applicable securities legislation. Specifics are available on request.

Can I hold units in my RRSP or RRIF?

Yes.

Will the fund pay a fixed interest rate?

Yes, but unless otherwise directed in writing, Lexxco will distribute all of its interest income to Investors annually. It is presently the intention of Lexxco to do so by estimating the annual income and making regular monthly distribution of approximately 1/12 of such estimated annual income with periodic adjustment to reflect actual results.

Will the rate fluctuate as new mortgages are added or deleted from the fund?

Pooled funds will earn the average rate of interest of all the mortgages it holds, less expense. As the average changes, so will the funds rate of return? In the past, fluctuations have been minimal.

Is there a minimum contribution required?

Subject to compliance with applicable securities legislation and Plan Trustee requirements, there is no minimum contribution for accredited investors, for other types of investors the minimum subscription is $150,000.

Can I withdraw my money from the fund?

Not until the mortgage investment matures, absent a private sale.

What costs are charged to the fund?

The fund will pay Lexxco a management fee equal to 1% of assets, as well as legal and audit expenses.

How will I know what Lexxco is investing in and how it is performing?

Lexxco intends to report to investor on a quarterly basis and this report will summarize the activities of the fund. There will also be an annual report which will include audited financial statements.
